Natomas is a district of the city of Sacramento rather than a town of its own, split by Interstate 80 into a north half and a south half that are genuinely different jobs. North Natomas is new: 11,503 of the 15,908 homes in the 95835 ZIP code were built between 2000 and 2009, and seven in ten of them are single-family detached. The two halves are two different ages
North of Interstate 80 almost everything went up in one decade: 11,503 of the 15,908 homes in the 95835 ZIP code were built between 2000 and 2009. South Natomas is older, with 6,065 of its 16,875 homes from the 1980s and more of its units in small apartment buildings. The newer half is usually the faster load — one generation of street, one generation of driveway — and the older half asks more questions about access.
Seven years when nothing new could be built here
FEMA decertified the Natomas levees in 2008 and development stopped until the moratorium was lifted in 2015, after the levee improvement work. That gap is visible in the housing: a wave of 2000s construction, then almost nothing, then building again. It is also why the basin still sits behind levees that are maintained by Reclamation District 1000, and why Garden Highway runs along the top of one.
Much of North Natomas is under a master association
The Natomas Park Master Association covers a large part of the area and appears in the City of Sacramento’s own neighbourhood directory. A Slavic-speaking corner of the city
In the 2020–2024 American Community Survey, 983 residents of the 95835 ZIP code and 955 of 95833 reported speaking Russian, Polish or another Slavic language at home. Natomas to Natomas is a short drive to double, and the run into midtown is a longer one. The estimate turns your actual addresses into hours before you book.
Do you work in both North and South Natomas?
Both, and in the rest of the city and the four counties around it. The rate is the same on either side of Interstate 80; what changes the total is how long the job takes and how long the drive between your two addresses is.
